Housing: Affordable
Habitat for Humanity Homeowner Units These must be simple for volunteers to build. The units may be one-story (1170sf) or two-stories (1270sf). The cost of building materials and subcontracted services should be considered. These will be sold to households that earn $16,000 to $30,000 annually.
Habitat for Humanity Rental Units These are one-story (600sf) efficiency units provided for elderly or disabled Sunrise Residents. Units should be designed to Habitat's Accessible Standards and may be built by volunteers or contractors.
Affordable Condominiums These units will probably be built by contractors, but volunteer labor could be explored. The condominiums will be sold to households that earn $30,000 to $50,000 annually.
Housing: Market Rate
Condominiums These units will be sold on the open market to provide a diverse income mix to the neighborhood and assure a sustainable development strategy. These units may be one and/or two-stories. The condominiums will be sold to households with an annual income of $50,000 and up.
Commercial Office/Retail
Commercial space should be suitable for retail, small business or social service offices.
Site Development
Community Landscape The landscape components may be built by volunteers and/or contractors. The plan must include at least 15 percent or approximately 15,000sf of community space in order to obtain Planned Unit Development rezoning for the 2.3-acre site. A larger percentage of green space is encouraged. The plan also must include a small playground for children who are too small to walk to Rives Park without a parent. Bicycle racks should be provided. Note: parking is not included in this calculation.
Parking Program parking requirements encourage the use of public transit, reduce construction costs for on-site parking structures, and reduce cost of living expenses related to transportation for the residents. The residents of Sunrise Trailer Court have easy access to public transportation, minimizing the amount of parking needed on site. Curbside parking, sufficient for commercial uses, may be added along both sides of Carlton Avenue. All on-site parking must be at grade, either in open lots or under second story construction.
