Sunrise Trailer Court, a 2.3-acre site in the Belmont Neighborhood of Charlottesville Virginia, is situated on the edge of a commercial/industrial area with proximity to Charlottesville’s Historic Downtown. The site lies between the Central Business District and Interstate 64. The property consists of six contiguous parcels: two parcels with 23 mobile home spaces, three parcels with three rental units consisting of one house and one duplex apartment, plus one vacant parcel. The parcels occupy an entire city block except for two corners.
The property is bound by Carlton Avenue to the north, Nassau Street to the east, Midland Street to the south and Rives Street to the west. The site slopes moderately from north to south. The immediate area is currently zoned for mixed-use development.
The site faces a modern warehouse/office building across Carlton Avenue. Another six-acre mobile home park faces the site across Nassau Street. Modest single-family homes are across Rives Street and Midland Street. Two detached residences and a small walk-up convenience store are located on the northwest and southwest corners of the block.
The Young Office Building at the corner of Carlton Avenue and Rives Street is a significant historic property and are protected against demolition. The half-timbered house to the east of the Young building is also of historic significance and Habitat intends to preserve the structure.
New duplexes and multifamily housing units have been built on Carlton Avenue just west of the site. The H.T. Ferron Company's concrete plant lies diagonally across Carlton Avenue and east of Nassau Street. The plant mixes concrete, dispatches concrete delivery trucks, and produces concrete block. The H.T. Ferron concrete plant and other nearby commercial and industrial uses generate considerable heavy truck traffic on Carlton Avenue and Nassau Street. The property lies 2,000 feet from the Rivanna Water and Sewer Authority's wastewater treatment plant on Moores Creek.
There are currently 18 families living in trailers at Sunrise Trailer Court, all of whom will be given the opportunity to live in Sunrise Park. About half of the residents are elderly and some have lived there for many years. The occupants of the trailer park own their mobile homes and rent their spaces for $235 per month, the least expensive trailer park rent in the area.
We are requesting that individuals do not visit the site independently. This is to provide the residents a level of privacy which we are trusting the entrants will respect.
